What are the application, move-in, and additional monthly fees?

Applying is easy with a $60 application fee per applicant and a one-time $500 administrative fee due at the time of application.

At Eugenie Terrace, convenience is built into your lifestyle. We offer a monthly Utility Smart Bundle & Service Package, which includes heat, air conditioning, water, sewer, trash, and package services all in one simple rate:

  • $105/month for studios
  • $165/month for one-bedrooms
  • $200/month for two-bedrooms

Working from home? We’ve got you covered. Stay connected with our trusted internet and cable provider partnerships, including Xfinity, Astound, and AT&T Fiber. Choose the plan that fits your needs and enjoy seamless service right from day one.

Residents set up electricity separately through ComEd.

What is included in the apartment? Are units furnished or have in-unit laundry?

While our apartments are not furnished, every home comes thoughtfully equipped with essential appliances, including a microwave, stove, dishwasher, and refrigerator, to make your move-in seamless.

Need a fully furnished space? No problem. We’ve partnered with trusted furniture providers across the city to help you customize your home to match your lifestyle and needs.

Select luxury floor plans, such as our three-bedroom apartments, townhomes, and penthouses, include the convenience of in-unit washer and dryer. All other residences enjoy access to well-maintained, modern shared laundry facilities.

Pressed for time? Let us handle the details. Our onsite dry-cleaning service offers wash & fold, expert garment care, and professional alterations. Ensuring your wardrobe is always ready for wherever the day takes you.

What is your pet policy, and are there any fees or breed restrictions?

At Eugenie Terrace, we believe your pets deserve the same high-end lifestyle as you do. That’s why we offer thoughtfully designed pet-friendly amenities and access to one of Chicago’s most scenic outdoor playgrounds, Lincoln Park.  Lincoln Park is located just steps from your front door. Offering over 1,200 acres of green space, it’s the perfect place for your pup to run, explore, and enjoy the outdoors.

After a day of adventure, treat your four-legged friend to a refresh in our brand-new, onsite dog wash station built with you and your pet’s comfort in mind.

Short on time? Our designated pet relief area on the South side of the building offers a quick and easy option for busy mornings or rainy evenings.

We welcome up to two pets per apartment, with a combined weight limit of 100 lbs. A $500 non-refundable pet fee applies per cat or dog, and dogs are subject to a $25 monthly pet rent.

To maintain a safe environment for all residents, we do follow insurance-required breed restrictions. (Please contact the leasing office for the full list.)

Do you offer parking, EV charging, or guest parking?

Yes!  Eugenie Terrace has it all!

Enjoy the convenience of reserved parking in our covered, resident-only garage for $290/month.

Drive electric? We’ve got you covered. EV charging stations are available exclusively for registered residents.

Expecting visitors? Guest parking can be reserved easily for $25 per night.

What are the rental screening qualifications?

To ensure a seamless leasing process, all applicants undergo a standard credit and background check. To qualify, your monthly income should be at least three times the rent (3:1 income-to-rent ratio).

Eugenie terrace is in the best location. The pool up on the roof is so nice to have and super fun when they throw events! Building is clean, door staff is nice and heather in the office is super helpful! I'd recommend to anyone looking for a great location/experience!

I want to give a shout out to the building that I have called home for the last 6 years. Why I have stayed? Because this building has everything. Let’s start with the management. From day one, they have been nothing less than professional, quick to resolve any any rare issue that may come up, and they are always involved in the community. They always have an open door and I enjoy chatting with the team. Next is the location. It could not be more perfect. The building is located adjacent to Old town and across the street from Lincoln park and by proxy, North Ave Beach. It is also show center for the annual Chicago air and water show. As a pilot, this is the best weekend of the year. Being able to watch the show from the roof top pool is an incredible experience. Next the apartments. They are spacious, modern, and cozy. Watching the season change through the large bay windows is amazing. Every apartment has been renovated over the last 2 years. Next is the door staff.. they go out of their way to get to know all of the residents and ensure that they are welcomed home by name every single day. Finally, our building has awesome amenities, ranging from the rooftop pool, the sky lounge, the incredible gym and class studio, the business center, dry cleaning, etc. they continually add amenities to ensure their everyone has all of their needs taken care of. Finally, the community. Our building has a young, professional population. We are all very active. The building provides tailored activities, events, and amenities, specific to the community. I love the social events, wine tastings, etc. I would like to offer a special shout out to Maria. She is the best leasing professional and incredibly valued member of our community. Also, she’s so much fun to talk to and exchange smiles with. The entire staff is great but I had to give a special shout out..

Charlie is an exceptional maintenance worker who goes above and beyond to ensure the safety and well-being of our building and its residents. His dedication to his job is truly admirable, and he consistently demonstrates a high level of professionalism and expertise, all with a smile on his face. I have had the pleasure of getting to know Charlie over the last few years and I honestly consider him to be a friend. One recent example of Charlie's exceptional work is when he spent two hours meticulously cleaning out our sink after it became clogged/rotted. He was patient and thorough, and he didn't stop until he had completely cleared the blockage. Other workers had tried 4 different times but he was the only one who took the time to ensure it was completely fixed. His attention to detail and commitment to ensuring that our apartment is in good condition is truly appreciated. This type of service deserves to be recognized and I am sure other residents feel the same way. Charlie is also a kind and compassionate person. He always has a friendly greeting and is always willing to help out in any way he can. He is a valuable asset to our building community and I am grateful to have him as an employee and friend. He is a hard-working, skilled, and compassionate individual who goes the extra mile to ensure that his residents are satisfied.
